What sizes are available?

As mentioned, modular buildings are highly customizable. While the building will be constructed using prefabricated modules, the way you assemble your modules and how many you use is largely up to you! With that being said, modules typically come in standard sizes like 12-13 ft. in width by 60-72 ft. in length. Normally, a modular office building supplier will ask the approximate square feet you need. Then, they can help you come up with a plan about how to assemble.

But you may be wondering - how do I plan my space and how many square feet do I need? Some questions you can ask to get started are:

  • How many employees do I need to accommodate?
  • How many new employees do I plan to add over the next few years?
  • How many private spaces (like a manager’s office) and shared spaces (like a breakroom) do I need?

Normally, businesses will estimate the amount of square feet per space they would like. Most of the time, at least 60-100 sq. feet per employee is needed. Many businesses prefer more space for CEO and Manager offices. Larger shared areas like conference rooms and common rooms can require around at least 500 square feet.

For example, consider a business that has 10 employees. Ideally, they want 1 private office for the CEO with 400 sq. feet, 1 private office for a sales manager with 250 sq. feet, one conference room with 700 sq. feet, a break room with 600 sq. feet, and an open work space with cubicles at around 700 sq. feet. This business would need around 2,500+ sq. feet for their modular office building - or at least three modules.
